Description of Standard Unit
The standard unit is two story
The ground floor consists of one plan area with small toilet and staircase to the upper floor. The staircase can he either linked to the ground floor space or be accessed directly from the exterior.
The upper floor Consists of one open plan with access to.
A) A private section of the continuous balcony overlooking the parking area
B) A private roofed decked facing east (Units 8- II only).
Completion of Standard Unit
The standard unit shall he deemed complete when the construction has achieved the level of completion defined in the following sections

B) Finishes

Construction
All units consist of a steel superstructure, insulated metal roof, concrete blockwork exterior, party and staircase walls.
" The ground floor is a reinforced concrete slab on grade.
" The upper floor is a composite slab of concrete on metal decking.
" The standard unit is provided with two entry doors to the ground floor and fixed glass shopfront window.
" The upper floor is provided with an aluminum sliding glass door to the balcony/deck and two aluminum awning doors to both east and west elevations
Finishes
Standard unit finishes include:
Floor: Smooth concrete for owners choice of finish throughout.
Walls: Plastered concrete blockwork, painted with one coat of white latex wall paint.
Ceiling: Ground Floor, exposed steel lattice beams and metal floor deck over.
Baseboards: None.
Stairs: Wood to landing. upper flight concrete, finished by owner.
Balcony. Concrete only floor finish
Railing and fascia board fully painted in oil paint (white).
Services
The standard unit shall be supplied with:
A) Electrical Mains Supply consisting of. 230 volt, 60 hz, single phase connection to main circuit breaker panel
Internal electrical installation consisting of:
Conduit from panel up to underside of floor slab for owner's lighting installation at ground floor.
Conduit provided to several locations for wall lights at upper floor. Light, switch and mechanical extract provided in ground floor bathroom.
Owner responsible for inspection of his installation connection of meter and payments.
B) Main water connection and internal distribution to ground floor toilet and three points on the upper floor.
Connections available at ground floor in service alley for owner supplied electrical water heater. Owner responsible for meter and payments.
C) Soil and waste drainage to central sewage and waste disposal facility from ground floor toilet and three points on the upper floor.
